What causes a leak?

Each leak is unique and there many contributing factors that lead to leak problems. The vast majority of leaks occur at areas of penetration. These include chimneys, flashings, a/c units, and vents. Often a combination of factors leads to their occurrence.  Some leaks only occur with severe weather conditions.  Other leaks can travel from the actual entry point up to 50 feet before becoming apparent inside the structure.  These factors make investigating leaks a difficult process.  Because of these variables leak detection is a specialty.  Our leak specialists are professionals and are not afraid of leaks.

How will I know if I have a leak?

Every leak is different, however if you see any of the symptoms below you need to call Leak Enders:

  • 1. You hear a continuous sound of water when nothing is turned on.
  • 2. Your water bill increases.
  • 3. Your walls, floors or ceilings have spongy, discolored, or wet areas when nothing has been spilled.

What are the most common roof problems?

Repairing Existing Roof Damage: You already have roof damage if you see leaks or water marks on the walls or ceilings of your home or building. A small stain on your ceiling or someplace else might not look that bad to you but you may have wet wood or wet insulation. Even if you don’t see water every time it rains, roof leaks do not fix themselves and if you have a leak you have no way of knowing what is happening on your roof or in your attic or crawlspace. Remember that water is the ENEMY of your home. The necessary repairs might be very simple or very expensive.

Shingle Roof Damage, including Shingle Blow Offs: Water from ice melting on the roof can become trapped and create ice dams on the roof, gutters and downspouts. The water can come through the flashings, etc. and then interior water damage begins.

Flat Roof Damage: Frequently flat roofs have drains that freeze and trap water on the roof, which then accumulates to levels higher than the roof flashings. This causes leaks which need to be fixed quickly.

Skylight Leaks: Skylight “weep holes” can become covered with ice and snow and cause leaking because the internal condensation cannot escape.

How do I know if I need a new roof?

If your roof is more than 20 years old you should have it checked, especially if you have shingles that are curling, cracking or blistering. A leaky roof that is ignored will cause severe damage to a building’s attic, insulation, ceilings and wood framing.

In extreme cases people have had to leave their homes and belongings behind because a roof leak resulted in toxic mold invading the structure, causing it to be uninhabitable.

Because every roof leak is different our skilled roofing contractors will use their experience to perform a thorough roof inspection. They will then help you make an informed decision about whether your roof can be repaired or if it needs to be replaced entirely.

Can my roof be repaired instead of replaced?

Before we can answer that question we will consider the age of your roof and do both an interior and exterior roof inspection. Our roofer will look for signs that your roof is failing, which include curled, missing and heavily stained shingles. He will check for sagging decking between the rafters, leaking in the attic, sagging ceilings, etc. Mildew and stains on the ceiling or in the attic are sure signs of roofing failure and indicate that either repairs or a new roof will be necessary. We will advise you of our findings and you can decide how you want to proceed. Most roofs can be repaired without the need for replacement; however, sometimes it is less expensive to pay for a new roof than to fix the damage from an old patched roof.

How much does a new roof cost?

There is no specific answer to this question because there are so many variables. We will provide you with an estimate based on square footage, the pitch and style of the roof, accessibility, type of roofing and material needed (asphalt, tile, copper, etc.), whether it’s going over the existing roof or if it’s a tear off, a 1 or 2 story building, the roof permits required, and the labor charges.

The roofing industry has a long history of making offers too good to be true so be wary of very low bids. Often the low bid contractor will use cheaper quality materials, or they will not carry the proper insurance. They also frequently increase the price in the end with many add-on charges. How long will the work take?

The time will vary, depending on whether you just need simple repairs such as a roof shingle repair or if you need a new roof. Depending on the type of repair or the size of the replacement roof it can take a few hours, a few days or several weeks. Additionally weather conditions can affect the time it takes to complete the job. Rain, wind and snow will slow down the progress; however we will plan carefully and manage your project closely in order to reduce any unnecessary delays.

Do I have to be home while the work is being done?

Generally we will not need you to be home. If, for some reason it is necessary, we will let you know this in advance so you can make arrangements. We will require a phone number where you can be reached in case we need to contact you while the job is being completed.

Why is a roof maintenance program recommended?

Over time all roofs begin to deteriorate and develop cracks and leaks due to heavy rains, wind, hail, snow and ice. It takes regular inspections and maintenance to keep your home or building free of moisture damage. This is a problem for most people because the roof is the most inaccessible part of a building. Without an ongoing maintenance protection program leaks may only be found when they become visible at the surface or when they develop into major problems. Active leak control will reduce emergency roof repairs. A roof replacement is very expensive. Are your price estimates always guaranteed?

Leak Enders estimates are always given with integrity. These estimates are always based on information that is reasonably determinable from an inspection of the job and information provided by the building owner. The quote provided is estimated on anticipated labor costs, material costs, and taxes. However, leak detection and repair is unique and complex. Occasionally there are conditions that are concealed, not reasonably obvious, and only detected when the job actually starts. Sometimes we find that the actual conditions encountered do not conform to those initially seen on inspection. When unknown site conditions are uncovered that will require extra labor and material costs Leak Enders will promptly notify the building owner of the physical conditions at the site which differ from those indicated in the estimate. Any deviation from the original quote will be clearly identified and described. When there is work needed that was outside the scope of the job for which the estimate was provided an equitable adjustment will be made to the quoted price.

Is all of Leak Enders work guaranteed?

Every roof and every leak is unique with many variables. Roof and leak problems are not well defined and frequently have unknown site conditions. There are unlimited possibilities, sources, and causes of leakage and there is no way to factor all the contingencies involved with stopping a leak. The age, general condition of the roof or structure, previous attempts to correct the leak, and damages caused by other contractors are just a few contributing problems. Leak Enders will help diagnose the problem and will take the steps we determine to be necessary in an attempt to correct it. Due to the nature and complexity of leak and roof repairs we cannot guarantee that these steps will always correct the problem but our success rate is very high. How do you handle payment?

We will provide you with an estimate. When you hire us to do your job we will collect a deposit. The balance will be due upon completion of the job. We accept cash, checks and all major credit cards.

What is your cancellation policy?

If you receive a quote and you agree to have the work done by Leak Enders we require a minimum of 24 hours notice to cancel. If you cancel with less than 24 hours notice, or if our crew arrives at your site to perform the agreed upon work you will be responsible for payment in full.
